Contract With Client

We will use the UMBA contract with the client whenever requested regardless of whether the property is residential or commercial.


Technology Employed

We prefer to meet with our clients face to face.  In the event that personal meetings are not possible, we have the ability to work with our clients via, email, fax, and mail.  Most of our lenders have online submissions and approvals.


Locking Procedures

It is up to the borrower to determine when they wish to lock his/her loans.  Upon locking, we will provide written documentation that the loan is locked with confirmation from the lender.


Third Party Fees

Any third party fees such as the appraisal or credit report is passed on to the borrower at actual cost - we do not mark up third party expenses.


Broker Fees
Residential - 1% loan origination fee and $495 processing fee.  If there is any YSP/SRP, it is all given back to the borrower at closing.  If the borrower doesn't want upfront fees, we can work with the borrower and lender to obtain back end points to cover our fees only to the amount of what our upfront fees would normally be charged.
Hard Money/ Private money loans - fees are negotiated on a case by case basis.
Commercial/Multifamily/Retail/Industrial/Hospitality Loans - are negotiated on a case by case basis.

Bio
Michael Grant is the President of Grant Financial Company, LLC and Grant Real Estate, LLC.  He started in the Mortgage business in 1991, participating in all aspects of the business including major roles in the creation of three separate mortgage companies.  He left the business in 1998 to pursue an MBA at Tulane University, then went on to work in Mergers & Acquisitions and Business Valuations for 2 years.  Soon after 9/11, he returned to the Mortgage Business again in February of 2002.  Michael has also created a Real Estate Company, as well as purchasing and managing over 60 different rental properties throughout OR and WA. 

Michael is well experienced in residential, multifamily and commercial mortage and real estate not only as a mortage or real estate advisor, but also as an investor.  He takes extra steps to make sure the client really knows what they are getting into, prior to signing a committment.  His philosophy is that the borrower/buyer must be able to handle the payment not only now, but in the future and understand what is involved with ownership of the type of property being purchased.  Michael has been practicing the ethics of an Upfront Broker since the mid 1990's, prior to the existence of this worthy organization.  Michael's experience includes single family homes, 2-4 units, mid-sized to large apartments, mobile home parks, commercial buildings (office, light industrial, pubs), shopping centers, and much more.
