Organization Affiliation

Our broker, Ed Irwin, has been a mortgage broker since 1983, a real estate broker since 1978 and a lawyer since 1967. He doesn’t practice law; instead he helps people buy, sell and finance their homes and how to optimize their financial opportunity in real estate. Ed is an active member of the Washington State Bar Association, Nat'l Ass'n of Realtors and Nat'l Ass'n of Mortgage Brokers.  We've downsized recently, to respond to changes in the real estate and mortgage markets and are quickly able to assist you with all aspects of your real estate or mortgage situation.


Contract With Client
We do not require that a client work with us.  Instead, after the first meeting, the client gets to choose whether to continue with us.  If we are assisting a client to buy a home also, we do have an agreement that requests the client's loyalty in exchange for the services we provide.  Guess what?  We've NEVER had a client say "no", so we must provide them something they are looking for.

Technology Employed

Sometime, it seems as if we're on the "bleeding" edge of technology.  For example, we're a three person company and one of those three is our full-timeTechnology Director, who keeps our computers ahead of the competition and who continues to evolve our website so it exceeds the expectations of our visitors.  For two people, we've got three workstations and two back-up servers in our office and our Tech Director has a BUNCH of computers and servers in his home-office. He controls and manages our office computers over the internet from that home-office.  Everyone can log into the office computers and work totally from home, if needed.


Locking Procedures
Different lenders have different locking requirements.  Generally, you can lock your loan almost any time you wish.  Just beware that rates change continually throughout each day, so the rate you were quoted yesterday or two hours ago MAY not still be available.  There's no charge to lock any loan unless, for some reason, the lender requires it.

Third Party Fees

There is no markup by us for any fees.  We pass on to our clients the exact fee we are charged and we freely disclose those fees, and explain them if requested, to any client at any time.  You can view a range of fees for each category at http://www.myintegra.com/images/pdf/loan-costs.pdf 


Broker Fees
We've published the same schedule of loan fees since 1996.  You can view it at http://www.myintegra.com/images/pdf/loan-costs.pdf.  We treat all clients the same and do NOT increase our fees for more difficult borrower situations.
