I am proud to be affiliated with the Upfront Mortgage Broker Association.  I believe that the UMBA philosophy will establish a standard of integrity in the mortgage industry and restore faith in the abilities and benefits that a mortgage loan officer can provide to their clients. 

Our company currently does not provide a contract with our clients, however ALL fees are disclosed on the Good Faith Estimate.  I would be happy to put this in writing for those who request it.

A online application and credit report request will be available in the near future.  As for now we can meet in person, talk over the phone, fax or communicate via email. 

Our standard lock period is 30 days.  With that said, the lock is determined by the client.  With good communication you will now what the current rates are and give me the O.K to lock. 

At the time of lock-in, all  broker and lender fees are guaranteed as disclosed on the good faith estimate.  Title /escrow and other third party fees to subject to adjustment at closing.  If any of the guaranteed fees are higher then I disclosed on the Good Faith Estimate at the time of lock-in, I will pay the difference. 

Broker Fee:  The negotiated UMB fee can either be paid "upfront" as an origination fee or as "rebate" from the lender directly to First Houston NW.
