Leonard has been in the mortgage business since 1989. First as a commercial mortgage broker, specializing in Un-Bankable and specialty construction funding. Since 1998, Leonard is originating residential mortgages as well.

Contract With Client

Leonard currently does not employ a written contract with clients but plans to adopt the standard UMB contract when it becomes available.
In states that require an agreement, such documents are generated and presented to customer.


Technology Employed
We interview clients by phone, email or in person.

We have an automated system, that can pre-qualified and issue pre-approval in a matter of minutes.
But if there are credit issues or any other situations, we work tirelessly to find the best product.

Locking Procedures

Only upon customers authorization, and after comprehensive discussion.


Third Party Fees
We guarantee all third-party closing costs on the day that the rate is locked. If any of these costs at closing are higher than those shown on the good faith estimate given to the borrower at the time the rate lock is confirmed, the company will pay the difference.

Actual fees. NO padding, ever.

Broker Fees
We negotiate fees on a case by case basis. Some of the criteria that go into the determination of our fees are: Loan Amount, Credit History, Documentation Type, Borrower Participation, and Closing Time Frame. Typical Fees are as follows:

Origination Fee:
Typically about 1% of the loan amount
Processing Fee
$350, which includes courier fees to get loan package to the lender and payment of loan processor and transaction coordinator.
Lender Fees
Wholesale lenders charge a fee to underwrite the file, prepare the loan docs and fund the loan. This also includes the tax service fee and the flood certification fee.
Appraisal Fee
Ranges between $250-$750 depending on type and size of home. Always paid by client directly to the appraiser company. Customers are free to shop for their own appraiser. We can recommend a trustworthy company if the customer wishes.

Yield Spread Premium (if applicable)
The spread that the bank pays us to deliver a certain rate to the customer. This fee if applicable, is always disclosed. 
Usually we quote the rate, that is retail and with NO points.
