Appraisal Fee: Typically $250 to $375 depending on appraisal type. Investment properties with multiple units and operating rent schedules are typically more.

 

Title Company Fees and Title Insurance: Fees vary per title company and by state. You may choose your own. Typically they run $450-$650 for their service fees. Title insurance is another fee and a requirement by every lender which insures the lender against liens and title claims. If you have your old policy from your purchase or refinance this can save up to 30% on the insurance costs.

** All fees are typically rolled into the loan so nothing is out of pocket, even on a purchase, call me so I can explain how this is possible.**

Fearon has a $550 in-house underwriting fee and a $395 processing fee.

 

As a mortgage banker- our lender rebates are substantial since we underwrite the loan in-house. This allows me to give a low rate with no fee upfront and recieve compensation on the rate while underpricing other brokers.

 

However if you wish to pay upfront we can structure the fees so that the rate is even lower- this typically only benefits the borrower when the loan will be kept for 5+ years.

I've lived in the Central Ohio area since 1997 and have strong experience in the financial aspect of real estate - first as a finance graduate from Ohio State and then as a Mortgage Banker and Realtor, specializing in residential and investment property sales.  As a Mortgage Banker, I'm also able to offer a wide range of mortgage products to suit your needs and situation. I specialize in purchases and financing for investment properties, residential and commercial. I work closely with financial planners, attorneys, cpa's and real estate brokers who entrust their clients business to me. My referrals come from all over the states of Ohio, Michigan, Florida, and Indiana. What I can offer compared to the typical Mortgage Broker

Fearon Financial is a mortgage banker, which means we underwrite in-house, assume liability for making the loan and use our funds at the closing.  What this means for you is quicker turn times- we are 24-48 hrs in underwriting- lower rates- and more flexiblity in our programs and underwriting.

Our investors, Chase, Bank of America, BB&T, Suntrust, Dollar, Wellsfargo, ect- who service our loans, reward our origination of these loans, liabilty, underwriting and funding- by providing rates lower than the typcial mortgage broker who simply arranges borrower with lender.
