Contract With Client

Adrian Montgomery currently does NOT employ a written contract with clients.


Technology Employed
Adrian Montgomery uses an online application process which clients can use to fill out their application at their convenience via secure site.   As well, the status of applications is available on-line at all times, and documents can be signed digitally on-line.
 
Adrian Montgomery also offers a LIVE, REAL TIME application process using the www.GOTOMEETING.COM service, where clients can log on to his computer desktop and complete the loan application process, and commitment via telephone conference and secure online site.   During this meeting the clients can view their credit report(s), loan applicaiton, all available loan programs, and Adrian Montgomery is available to answer questions and concerns.

Locking Procedures
Adrian Montgomery locks loans to refinance upon receipt of the completed application, plus the required borrower verification items needed to pre- approve the refinance loan.   

Adrian Montgomery lockes purchase loans on the day the purchase contract is signed, provided the client has already provided the information required for a pre-approval used to support the purchase.

Clients who elect to “float” the rate instead of locking at time of application are kept informed continuously on changes in the market via an exclusive market-watch service.  Moreover, clients are advised of all economic data announcements that effect the interest rate market; accordingly clients are advised of all expected market deteriorations that may negatively impact a clients interest rate/note rate.


Third Party Fees
Adrian Montgomery guarantees lender and third-party closing costs on the day that the rate is locked. If any of these costs at closing are higher than those shown on the good faith estimate given to the borrower at the time the rate lock is confirmed, the company will pay the difference.

 


Broker Fees
VanDyk Mortgage Corp. and Adrian Montgomery negotiate fees on a case by case basis. Some of the criteria that go into the determination of our fees are: Loan Amount, Credit History, Documentation Type, Borrower Participation, and Closing Time Frame
 
Origination and/or Broker Fee:  Typically 1% of the loan amount

Processing Fee:  This fee is paid to VanDyk Mortgage Corp.  The cost is $595.00 which includes credit report, Fed Ex fees to get loan package to the lender and payment of loan processor and transaction coordinator.

Lender Fees:  Underwriting fee is paid to VanDyk Mortgage Corp to underwrite the file, prepare the loan docs and fund the loan. This also includes the tax service fee and the flood certification fee.  This fee is $695.00

Appraisal Fee:  Ranges between $250-$500 depending on type and size of home. Customers are free to shop for their own appraiser. Adrian Montgomery can recommend a trustworthy company if the customer wishes.

Yield Spread Premium:  The spread that the bank pays us to deliver a certain rate to the customer. This fee is always disclosed by Adrian Montgomery & VanDyk Mortgage Corp. and the customer has the option to use the Yield Spread to pay for the origination fee to keep up-front costs lower. This is worked out on a case by case basis with the customer to determine if it makes more sense to pay the origination fee, the Yield Spread Premium fee or a combination of the two.

Best Rate or Lowest Costs? A common mistake shoppers make is to ask: "What's your best rate?" or "What are your closing costs?" Both logical questions to ask, but they do not give the response most borrowers need to make a proper decision. Borrowers must understand both rates and fees. Rates are only half the answer to getting the best deal. It is possible end up with the lowest rate but not necessarily the best deal.  .

Simply put, the lowest rate & the lowest fees do not go hand-in-hand. NO LENDER can offer both together. I can give you rock bottom rates, but it will cost you in fees.
