Organization Affiliation
Independent Mortgage, LLC, services it's customers with 8 Loan Advisors.  Our senior loan coordinator, Denise Tolson assures all loans are processed correctly and timely, she has over 10 years of mortgage experience.  Jeff is a principal with the company.

Technology Employed
Applicants can apply for a mortgage through our secured website application on indmortage.com.  Subsequent to the application, information is verified by Jeff for information accuracy.  Loans are screened for their proper program and then the loan is submitted for the automated underwriting.  Technologies used: Loan Approval: Fannie Mae Desktop Underwriter and Freddie Mac Loan Prospector.

Locking Procedures

All locks are discussed via person-to-person, phone or email.  Should a borrower decide upon locking, all loan application information needs to be submitted and supporting information verified.  Lock confirmations from lenders are sent by mail, fax or email, depending on the customer's preference.


Third Party Fees

Broker Fees
Origination Fee: 
Typically 1% of the loan amount
 
Processing Fee:
$570 which includes credit report, FedEx fees to get loan package to the lender and payment of loan processor and transaction coordinator.
 
Lender Fees: 
Wholesale lenders charge a fee to underwrite the file, prepare the loan docs and fund the loan. This also includes the tax service fee and the flood certification fee.
 
Appraisal Fee:
Ranges between $550-$950 depending on type and size of home. The fee is set by the Lender of choice and the Appraisal Management company.
 
Yield Spread Premium: 
The spread that the bank pays us to deliver a certain rate to the customer. This fee is always disclosed by Independent Mortgage, LLC. and the customer has the option to use the Yield Spread to pay for the origination fee to keep up-front costs lower. This is worked out on a case by case basis with the customer to determine if it makes more sense to pay the origination fee, the Yield Spread Premium fee or a combination of the two.

Bio
Principal Owner of Independent Mortgage, LLC, a thriving mortgage brokerage located in Newton, MA.  I originate commercial and residential loans in MA, RI, CT, and NH.  For over 6 direct years, I have broad experience with FHA, Jumbo, and conventional loans.  My specialty is in Multifamily properties, 3-4 unts that make great investment opporutnites for homebuyers.

Prior to entering my mortgage profession, I enjoyed successful careers in software application development and engineering in the financial, retail, and aerospace industries for over 20 years.
