Organization Affiliation

I am the branch manager of the Holicong, PA branch of Atlantic Pacific Mortgage Corp., a multi-state mortgage banking firm headquartered in Mount Laurel, NJ.    My branch concentrates on Conventional and FHA financing in Pennsylvania, New Jersey, and Delaware. 


Contract With Client
To provide valuable and unbiased advice and to deliver exactly what we promise to the client.
To provide timely and full disclosure of all issues involved in the transaction to the client.
To work for an agreed upon flat fee and deliver PAR wholesale pricing to the client.
Technology Employed

Secure online loan application, e-mail or overnight delivery of loan application packages, immediate loan descisioning through Fannie Mae's Desktop Underwriter.


Locking Procedures

Locks will be submitted and a copy of the lock confirmation provided to the client.  Request to lock and confirmation of the current pricing available to lock must be done by phone.  No lock fees required.


Third Party Fees
Appraisal: $335.00 (conventional) to $400 (FHA).  Appraisal fees may vary depending upon property location and property type.  Borrower / Client responsible for paying the estimated appraisal fee in advance.
Credit report / Desktop Underwriter: $48.00
Flood Cert: $12.84
Broker Fees
Origination Fee / Flat Fee: $1,595 for PAR wholesale rates.  Zero origination fee loans with the exact amount of the origination fee included in the interest rate and any excess refunded to the client as a closing cost credit are also available.
Underwriting / Commitment Fee: $795.00
Tax Service Fee: $95.00
Bio
I have extensive experience in the real estate financial services industry beginning with a family owned title insurance agency in 1975.
Since 1999 I have concentrated on residential and commercial financing.
The aspect of the mortgage business that I find most rewarding is working with first time homebuyers and educating them about the mortgage process, FHA loans, and helping them realize their dream of home ownership.
