Organization Affiliation

Brett Stimpson is the Owner of First Mortgage of Utah, Inc.  We are based on Draper, Utah, about 20 minutes south of Salt Lake City.  We are currently approved to do Conventional, FHA, VA and USDA loans.  We specialize in working with clients that have excellent credit and as a result have positioned ourselves to offer the very lowest interest rates in the industry.  Clients can access my website: www.loaninbox.com at any time to get a 30 second quote for their particular situation. 


Contract With Client

Brett does not currently employ a contract with his clients.  Clients are not obligated in any way to close their loan with me unless they feel that I have delivered what was promised.


Technology Employed

Brett has created a dynamic website (www.loaninbox.com) that allows clients to check current mortgage interest rates against their own particular situation.  The process only takes about 30 seconds and provides a rate quote with included closing costs for three popular rate types - 30 year fixed, 15 year fixed, and 5 year fixed.  Clients can also submit their application online through the same website.  Another powerful feature of the website is that if rates are not currently low enough, clients can input their informatin into the Rate Watch Pro system and we will give them a call when rates come down to their desired point. 


Locking Procedures

Brett will lock his client's rate once he has received the sign loan documents (application, good faith, truth-in-lending, etc.) as well as necessary income and asset documents - paystubs, tax returns, bank statements, etc.  All of these documents can be faxed to 800-381-9575.


Third Party Fees
Third party fees consist of the following:
 
Appraisal: $350 to $500
Credit Report: $16
Underwriting Fee: $595 to $795 depending on the lender
Title Closing Fee: $150
Title Insurance: Varies depending on the loan amount
Title Courrier Fee: $40 to $60
Title Endorsement and Reconveyence Fee: $65 to $165

Broker Fees

There are only two fees that we charge.  The first is a processing fee of $460.  The second is an origination fee which is typically just .75% of the loan amount.  The origination fee can be paid direcly at closing or can be paid in the form of a slightly higher interest rate. 


Bio

First Mortgage of Utah is a Mortgage Company dedicated to our clients and their long term future. I have focused on working with clients and partners that have safeguarded their credit scores and are in a sound financial position. As a result, my company has weathered the recent financial storm and has emerged stronger than ever. I have positioned my company to succeed in both good and difficult financial times.

I received my undergraduate education at Brigham Young University and graduated in August 2003. I graduated with my Masters Degree in Business Administration from Utah State University in December of 2007. I love outdoor recreation and my sporting claim to fame is running the St. George Marathon in 2001. I am married to the beautiful Carol Lombard and we have one baby boy with another on the way. We reside in the Highland/Alpine foothills.
