We use Byte Pro to process our loans. We utilize email, fax and online tools as much as possible to cut down on the use of paper.
Locking Procedures
Loans are locked at the request of the Borrower. We provide you with the information about the cost to lock (if any) and the length of the lock period. You make the decision to lock or float.
Third Party Fees
These are not under our control. They include appraisal ($325-$550, depending on type of property and type of loan); title search and insurance (depends on the size of the loan); recording fees (generally $225 for refinances, additional $170 for purchases to record the deed). Lenders will additionally charge fees for commitment, flood search, and tax service. Some lenders we use don't charge commitment fees; others don't charge flood and tax service. Some charge all three!
Broker Fees
$495 application fee on Conventional loans -- NO OTHER BROKER FEES!! $200 application deposit is due at time of application. The remaining $295 is paid at closing.
