I am proud to be affiliated with the Upfront Mortgage Broker Association, an organization dedicated to full commission disclosure to the consumer.  I believe that the UMBA is leading the way in establishing a clear standard of integrity in the mortgage industry.

Contract With Client
Total broker compensation will be clearly stated upfront in written disclosure before the client spends a single dollar.  There are no hidden fees. Broker/Lender prices are guaranteed not to change as long as the loan applied for does not change.
 

Technology Employed
I provide a safe and secure online loan application, document transfer, and credit report request. My website, email, fax, and toll-free phone line allow me to provide immediate updates at each milestone in the loan process.  Each party to the transaction; the client, real estate agent, appraiser, title company, closing agent and other third party participants; are notified at each step along the way.

Locking Procedures
Since weeks can go by between having your offer accepted and closing on your new home, it's a good idea to lock in your interest rate.  Locks come in fifteen day increments and you can get a lock for 15, 30, 45, 60 days or longer.  It is important to remember that the shorter the lock period, typically the lower the rate will be.  (A lock is a commitment by the lender that guarantees you a certain interest rate for a specific period of time.)
 
I inform the borrower on market trends and benchmarks to observe ( i.e., the 10 year treasury bond, etc.) but the lock decision is always made by the client.
 
When directed by a client who has met lender lock requirements, I will lock the terms (rate, and other major features) of the loan, and will provide a copy of the written confirmation of the lock as soon as it has been received from the lender.  At the same time, all fees charged by the lender who locks the rate are guaranteed not to change.
 
If a client elects to float the interest rate, I will provide the client the best wholesale price available on the day the loan is finally locked.
 

Third Party Fees
Under no circumstance, whatsoever, shall I mark-up or derive a profit from any third party service provider (i.e.,wholesale lending source fees, title insurance, appraisal, escrow, recording, home inspection, credit reporting, notary, etc.).

Broker Fees
I provide a comprehensive, accurate and detailed quote.  Everything is explained.  Everything is understood.  There are no hidden costs.  All of my fees are fixed and plainly disclosed upfront before you spend a single dollar.  Items Payable In Connection With Loan will not change as long as the loan applied for does not change.

Residential loan fees:
Loan Origination Fee: Please see below...This is for finding the best loan; locking the loan; and for working directly with the Borrower, the Processing Coordinator, and the Wholesale Lender. 
Loan Processing Fee:  $595 for processing the loan application and other documentation. Our Processing Coordinator (Sheryl) has substancial experience working for the Lender side of the business so she has unique knowledge of what the Lenders expect and what they will need to see to ensure that your loan transaction moves smoothly.
 
 

Loan Origination Fee Schedule

As an Upfront Mortgage Banker, I clearly state my fixed fees up front. Because of the advanced technology I use, and the quality wholesale lenders I work with, I am able to pass on savings to you in the form of below market costs.  Below is my standard fee schedule. 

Also, please note that a Loan Origination Fee is always optional.  A borrower may always choose a slightly higher interest rate so that the lender pays the fee.

What you are getting for your money:

1.       You will be getting the wholesale interest rate I receive from the wholesale lender. This can be as much as 0.750% below the retail interest rate that many lenders will quote you.

2.       You will be getting careful, thorough, and trustworthy service that utilizes top quality prime lenders exclusively.

3.       Any compensation that a Lender may give to me will be credited entirely to the borrower to reduce closing costs.

I believe in fair and affordable loan origination pricing. Remember, the lower a bank or broker says your stated loan costs are the more above wholesale your interest rate will be. There is really little question about this.

If calculations show it to be cost effective, Clients may elect to pay "Discount Points" in order to obtain a below wholesale par interest rate. I do not receive any benefit or compensation from an election to pay discount points.
