Direct Mortgage Solutions Corp. is a small family owned company that provides personal service. What they gaurantee is simple - knowledge, hard work, and most improtantly upfront honesty while always keeping their clients best interest as the number one priority. All mortgage planners are Certified Mortgage Planning Specialist (CMPS) and honor all ethic codes of the Upfront Mortgage Broker Association (UMBA).  

Dan currently does not employ a written contract with clients but plans to adopt the standard UMB contract when it becomes available.

Direct Mortgage Solutions uses an online application process which clients can use to fill out their application at their convenience. We also use a pre-qualification application. Clients who have completed their application and elect to “float” the rate are kept informed continuously on changes in the market via an exclusive market-watch service.

Dan locks loans to refinance upon receipt of the completed application, plus other items that have been requested from the client. Purchase loans are locked on the day the purchase contract is signed, provided the client has already provided the information required for a pre-approval used to support the purchase.

Direct Mortgage Solutions Corp. guarantees lender, broker and third-party closing costs on the day that the rate is locked. If any of these costs at closing are higher than those shown on the good faith estimate given to the borrower at the time the rate lock is confirmed, the company will pay the difference.

Direct Mortgage Solutions Corp. negotiates fees on a case by case basis. Some of the criteria that go into the determination of our fees are: Loan Amount, Credit History, Documentation Type, Borrower Participation, and Closing Time Frame.

Typical Fees are as follows:

Lender Fees Wholesale lenders charge a fee to underwrite the file, prepare the loan docs and fund the loan. This also includes the tax service fee and the flood certification fee. Total lender fees usually range from $600-$750 Appraisal Fee $275 -$300 on a typical Single family home and condos. Customers are free to shop for their own appraiser. We can recommend a trustworthy company if the customer wishes. Origination Fee: Typically 1% of loan amount

Yield Spread Premium The spread that the bank pays us to deliver a certain rate to the customer. This fee is always disclosed by Direct Mortgage Solutions and the customer has the option to use the Yield Spread to pay for the origination fee to keep up-front costs lower. This is worked out on a case by case basis with the customer to determine if it makes more sense to pay the origination fee, the Yield Spread Premium fee or a combination of the two.

With 6+ years experience working in the mortgage wholesale division for Deutsche Bank home lending, Dan has and continues to build a strong knowledge base in secondary markets, available loan programs, and underwriting guidelines. Dan's take on the brothers' company strategy is simple: to share their knowledge and, more importantly, their honesty when people are purchasing, selling, or refinancing a home. Dan's goal is to educate, offer straightforward feedback on all possible options, and most important to look out for the best interest of each client.

Dan received a Bachelor of Science in Environmental Conservation and Policy from the University of New Hampshire. His post-graduate education includes professional programs and courses at the University of California Berkeley and Wentworth Institute of Technology. Dan resides in NH and enjoys hiking, skiing, kayaking, and traveling.
