Casey Sullivan is a professional mortgage banker and broker.

Casey is licensed and in good stating by the California Department of Real Estate.  License #01351355.

Contract With Client

No formal written contract is required with my clients, but it is an option.   With or without a contract, clients will know about how I work and what I do for them.
 
Meetings with clients are available by phone, online conference, or face-to-face at Casey's office, the client's home/office, or another agreed upon location.

Technology Employed
Casey Sullivan uses state of the art technology to streamline the loan process for you.  He uses the right mix of technology and old fashioned personal service.

Casey has an online loan application available, but most clients find it best to contact Casey by phone or email before going through that online application. 

Locking Procedures
Locking is Free and Casey offers a free interest rate float down option for Upfront Mortgage Broker clients during the lock period.

With Casey as your mortgage consultant, he will consult with you to help determine the best time to lock your interest rate based on interest rate market trends and your specific situation. 
 
The lock agreement is available to you for review.

Third Party Fees
These are all disclosed to you during the beginning steps of the loan application process.  

Title & Escrow Services: Casey has arranged for discounted title and escrow services to be available as an added benefit to you.
 
Appraisal Report:  This is the only upfront fee you'll pay.  Depending on the agreed upon compensation, Casey can credit you this appraisal fee at closing.
Initial Credit Report Fee:  No charge! 

Broker Fees
Broker Fees are negotiable and are based on the loan amount and work involved.  Exactly as it should be.  Casey discusses the fees in detail with is clients so they know exactly what fees they are paying including which are negotiable.

Here are some common fees:

Processing:
Negotiable

Credit Report Fee:  No Charge

Application Fee: No Charge

Lock Fee: No Charge

Commitment Fee: No Charge

Loan Origination:
Negotiable and will depend on the interest rate and yield spread premium.

Yield Spread Premium:  This is not a direct charge to you but instead compensation paid to me from the lender.  This amount will vary depending on the program structure and interest rate.  You always have the choice to take a higher interest rate and have the large yield spread premium serve to offset some or all of the loan costs.   Any excess yield spread premium above our agreed upon compensation will be refunded/credited to you!
